FAQs About Online Auction Bidding Service

How does a ‘Zoom’ Online Property Auction work?

Online Auction Bidding Participants are invited to join the Online Property Auction via a Zoom web-link. It is normally recommended that Participants join the Zoom Online Auction at least 10-15 minutes ahead of the proposed start time in order to allow time to resolve any technical difficulties prior to the start of the Online Property Auction. Most selling agents request that those participants who wish to bid at the Online Property Auction do so with their cameras switched on to ensure transparency. Onlookers or people who are just observing the Online Property Auction can leave their cameras switched off.

Do I need to register prior to Bidding at an Online Property Auction?

Yes. If you are bidding at the Online Property Auction for yourself you will need to register your contact details prior to the Online Property Auction. Unlike other states of Australia including NSW, buyers do not need to register to be allowed to bid on Auction Day in the State of Victoria – however Online Property Auctions has become a ‘game-changer’ and has forced buyers to register their interest at the Online Property Auction even if they do not wish to register their details.

So the great news is if you engage a Buyer’s Agent / Buyer’s Advocate in Melbourne to represent you at the Auction, it means you can remain 100% ANONYMOUS without any of your competitors or selling agents knowing WHO YOU ARE. This is a smart purchasing strategy as it keeps the other buyers and selling agents guessing. And it means you are a lot less exposed on the day in that event that you are the unsuccessful auction bidder – Remember the last thing you want is for any of the selling agents to know exactly what your maximum purchase price limit is, as it can destroy any future ‘negotiation’ you may have if that same real estate agency has another property you are interested in buying.

Your Australian Property does not disclose your contact details to anyone else so it means you can remain 100% ANONYMOUS!

How does the Online Property Auction Bidding Service work?

Auctioneers have different ways of conducting an Online Property Auction. Generally, they aim to encourage as many people as possible to bid at the Online Property Auction in order to achieve the highest possible price.

If the Online Bidding has reached or is close to the reserve price (the lowest price at which the seller will sell), the auctioneer will ask the seller if they are ready to sell the property at the highest bid. If seller agrees, then the auctioneer will announce to the Online Bidders that the property is now ‘on the market’. Bidding may continue for this property but is subject to other Online Bidders whether they keep bidding or not. Bottom-line is that because the property has been declared ‘on the market’ the highest Online Bidder ‘wins’ the Online Property Auction and ultimately secures purchase.

If Online Bids do not meet the seller’s price expectations or ‘sellers reserve’, the property is then ‘passed in’ or ‘withdrawn from the Online Property Auction’. The highest bidder then gets ‘first right to negotiate’ a price with the seller. If the highest Online Bidder and seller cannot agree on a price, the selling agent may approach the other Online Bidders to try and negotiate a sale for their seller client. If the seller is unable negotiate an agreement with any of the other buyers, the property will then become a private sale listing.

How do you Bid on Online Property Auctions?

If you are interested in making an Online Bid on a property, you have several options on a ‘Zoom’ Online Property Auction:

–   Un-mute yourself (there is “Mute/Unmute” icon in the bottom left corner of your screen) and vocalise your bid.
–   Use the chat function to submit a bid. Please submit to all attendees for transparency.
–   If the auctioneer nominates a rise, put your hand up so it is visible on the screen.

Please be aware, Online Property Auctions can take a little more time than public Auctions, as it takes a few seconds to identify each unique Online Bidder.

What is the best way to Bid on an Online Property Auction?

Early results from Online Property Auctions indicate buyers are adopting two main strategies. They either make a very low first offer or wait until they feel the bidding has slowed down and come in at the end. But the best strategy is to make a very strong first bid close to your maximum price.

Buying a property can be overwhelming, especially at an Online Property Auction. Knowing what price to pay for a property may require the help of a expert buyer’s agent. The buyer’s agent can undertake the property due diligence on your behalf and also help you plan an Online Property Auction Bidding Strategy as well as provide valuable advice and guidance on the Online Property Auction process.

How do you ‘win’ at an Online Property Auction?

  1. Have a purchasing strategy before the Online Property Auction

Having a purchasing strategy in advance increases the likelihood that you’ll be successful not just winning bids – but buying exactly the ‘right property at the right price’ to meet your objectives.

  1. Undertake comprehensive property due diligence

Although you can buy a property without leaving your chair, you must do as much due diligence as possible in advance of the Online Property Auction. Research similar sold prices within the same locality to ensure your maximum purchase limit is realistic and in line with the local property market. Are home prices rising or falling? How about rental vacancy rates? What’s the unemployment rate and demographic profile? Remember, information is ‘power’!

  1. Make sure you have your loan pre-approval before the Online Auction

When you buy a property at an Online Auction it means that any purchase under auction conditions is unconditional. An unconditional purchase means you cannot make your purchase contingent on having your finance approved, a satisfactory building and pest report, on valuation or completion of another sale. With an unconditional Online Auction, at the fall of the hammer, contracts are exchanged and the buyer and seller enter into a legally binding contract which sees the buyer pay a deposit. The buyer cannot back out and the completion period.

  1. Know your price – and stick to it

Getting into a ‘bidding war’ against your competitors is not the right way to buy real estate as it means you are potentially overpaying too! Successful Online Auction Bidding winners have the knowledge needed to bid up to the right price and the self-discipline to stop when the price gets too high.

  1. Watch the bidding — especially at the end of the auction:

Online Auctions are like live auctions in that the bid is never final until the hammer comes down (virtually, in this case). Many experienced bidders wait until the last second (literally, in this case) to swoop in and win the deal. But you really need to make sure you’re online to the very last minute to protect your bid if you really want to ‘win’ the property.

Should I get someone else to Bid for me at an Online Auction?

Using a Proxy Bidder means that you appoint a licensed Buyer’s Agent / Advocate to bid on your behalf as a buyer when either you cannot physically attend an Online Property Auction, simply feel uncomfortable or hate the stress of the Auction bidding process, or have little to no experience with the Online Property Auction Bidding process. In order for the Buyers Agent / Buyer’s Advocate to act as your Online Property Auction Bidding Proxy, you will need to sign an Auction Bidding Service authority, plus provide written instructions of your maximum purchase price limit and proposed settlement term conditions, including any deposit monies.

In the situation, where you cannot attend the Online Property Auction yourself a Power of Attorney is required. This will allow the Buyers Agent / Buyer’s Advocate to sign the contract of sale on your behalf, without requiring you to be at the Auction. Your Australian Property always recommends obtaining independent legal advice when it involves preparing a Power of Attorney form as they can vary. Luckily, we can recommend a very good and reliable legal firm who are extremely cost effective and highly personalised. They will provide a free review of the contract of sale and section 32 vendors statement, to make sure everything is in order, prior to the Online Property Auction or private sale negotiation. They will also prepare the Power of Attorney (if required) at no extra charge, due to our current and ongoing relationship with them.
