Can you buy property with a self managed super fund?
You can only buy property through your SMSF if you comply with the rules. The property must: meet the ‘sole purpose test’ of solely providing retirement benefits to fund members. not be acquired from a related party of a member.
Please note: Following the Federal Government’s superannuation changes announced in June 2026, SMSFs can now only obtain investment finance to purchase commercial property. If you wish to purchase a residential property through your SMSF, it must be purchased outright without borrowings (mortgage-free).

Can a self managed super fund get a mortgage?
If you want to borrow money within your SMSF to purchase a property, you need to establish a bare trust. Since a mortgage cannot be legally held in the name of an SMSF, a bare trust must to be set up first in order to apply for an investment loan and purchase the property, with all benefits going to the SMSF beneficiaries.

Why buy property in super fund?
On properties held for longer than 12 months, the fund receives a one third discount on any capital gain it makes upon sale, bringing any capital gains tax liability down to 10%. If the property is purchased via a loan, the interest payments are tax deductible to the fund.

How many properties can you own in SMSF?
You can buy multiple investment properties with your SMSF. You will also need to factor in your fund’s ability to meet the ongoing costs associated with each property to ensure that additional properties are not detrimental to your fund’s investment goals.

Can I start a SMSF with $100,000?
The amount needed to set up an SMSF in terms of total combined superannuation balances of all members will typically be somewhere between $100,000 and $400,000, however there is no minimum amount needed for an SMSF.

Can I renovate a property owned by my SMSF?
But a full-blown renovation can only be done by those who used the cash in their fund to purchase the property. If a property is purchased outright using the money in your fund then you are entitled to do whatever you like to the property, provided your deed allows you to do so.
