Before You Engage a Buyer’s Agent in Victoria, Ask This One Question

Before You Engage a Buyer’s Agent in Victoria, Ask This One Question

“Are you personally licensed to represent me?”

Most consumers assume that every buyer’s agent operating in Victoria holds the appropriate licence, qualifications and regulatory oversight required to represent buyers.

Unfortunately, that’s not always the case.

There are increasing reports of interstate buyer’s agents and property advisors securing properties in Victoria despite not holding a Victorian estate agent licence or registration. Many consumers simply don’t realise there can be significant differences in licensing requirements between states.

That’s why every buyer should perform one simple check before signing any agreement.

The Victorian Government’s Public Register allows you to verify whether both the company and the individual person you’re dealing with are appropriately licensed or registered to operate in Victoria.

Public Register:

https://www.consumer.vic.gov.au/licensing-and-registration/estate-agents/public-register

Don’t Just Check the Company!

This is where many consumers get caught out.

A company may appear legitimate, but the individual advising you, inspecting properties, negotiating on your behalf or providing property recommendations may not personally hold the appropriate Victorian licence or registration.

Before engaging anyone, ask:

✅ What is your Victorian Estate Agent Licence Number?

✅ Are you personally licensed or registered in Victoria?

✅ Can I verify your details on the Victorian Public Register?

✅ How long have you held your licence or registration?

Why It Matters

Buying property is one of the largest financial decisions you’ll ever make.

The person guiding that decision should be appropriately qualified, accountable and operating within Victoria’s regulatory framework.

A quick search can help:

✅ Confirm the individual is legally authorised to operate in Victoria

✅ Verify the business and the person you’re dealing with

✅ Improve transparency and accountability

✅ Reduce the risk of engaging unlicensed operators

The Bottom Line

Trust is important.

Verification is better.

Before you engage any buyer’s agent, property advisor, property strategist or property acquisition specialist, spend 30 seconds checking both the company and the individual on the Victorian Public Register.

When hundreds of thousands, or even millions of dollars are on the line, that’s not being cautious.

That’s being smart.

How To Find The Best Buyer’s Agent in Melbourne? 10 Tips.

How To Find The Best Buyer’s Agent in Melbourne? 10 Tips.

10 TIPS TO FIND THE BEST BUYER’S AGENT IN MELBOURNE

    1. DETERMINE THE BUYER’S AGENTS EXPERIENCE

Buyer’s Agents assist you throughout the entire buying process. A top-rated Buyer’s Agent should have extensive real estate connections and access to Off-Market properties taking the stress and risk out of purchasing. Engaging a Buyer’s Agent adds immense value to owner occupiers and investors by fully supporting, protecting and representing your best interests in a professional and independent manner.

Using a Buyer’s Agency can save a buyer considerable money on a purchase and enhance a buyer’s overall buying experience provided the buyer chooses the right Buyer’s Advocate for them. Therefore, it is important buyers understand how to assess a Buyer’s Agent based on their experience.

Buyers should look for the following when appointing a Buyer’s Agent to represent them in a purchase transaction:

    • A minimum of ten (10) years’ experience of the buying and selling process in the wider Melbourne real estate across all price points. A Buyer’s Agent who is only familiar with your local area will not be the best choice for buyers. In particular he/she should be a Licensed Agent for at least 10 years.
    • The Buyer’s Agent extensive buying and selling experience will provide you with expert, objective real estate advice, help you source properties and negotiate your purchase transaction. A Buyer’s Agent who has previously worked as a selling agent will understand and can relate to how selling agents operate a must when it comes to putting their client in a strong position when representing them in negotiations.
    • The Buyer’s Agent should live in the Melbourne area and have a thorough understanding about the ‘ins” and ‘outs’ of the wider Melbourne Property Market. Let’s be honest, nothing beats the knowledge and experience of a Melbourne resident.

    2. ASK FOR THE BUYER’S AGENTS CREDENTIALS

Buyer’s Agents or Buyers Advocates in Melbourne MUST hold a full Real Estate Agent’s Licence in order to be able to legally act on behalf of a client in a property transaction in the state of Victoria. Buyers should ask to see the Buyer’s Agent’s real estate license and also check the expiry to ensure their licence is currently active. You can easily run a search to find out whether a Buyer’s Agent is registered and a fully licensed estate agent on the Victorian Government website at: https://registers.consumer.vic.gov.au/easearch

    3. ASK ABOUT THE BUYER’S AGENTS NETWORK

Exceptional Buyer’s Agents have access to an extensive real estate network. Not only are they well-connected they are also RESPECTED amongst the wider Melbourne real estate industry. A good Buyer’s Agent will have many peers who respect the way they do business and be in a position to put you in front of more properties than what the average buyer will see. Well-connected Buyer’s Agents often receive the best properties first and can get their clients an inspection as a priority over other buyers. They are also privy to Off-Market properties and secret listings. A great Buyer’s Agent is a well-connected Buyer’s Agent.

    4. ASK ABOUT THE BUYER’S AGENTS RECENT RESULTS

Buyers should ask Buyer’s Agents to produce examples of recent results achieved for clients they have represented. These results may include how the Buyer’s Agent saved the client money, how the Buyer’s Agent was able to source the best property for the client or detailed sales analysis of past and future capital growth. If the Buyer’s Agent cannot demonstrate real results, it may be a red flag that this Buyer’s Agent will not be able to provide value for their professional fee.

    5. ASK FOR REVIEWS FROM PREVIOUS BUYER’S AGENTS CLIENTS

It is always a good idea for buyers to ask about the Buyer’s Agent’s past clients and the experience they had with the Buyer’s Agent. Buyers should never be afraid to ask to be put in touch with previous clients so they can learn about that buyer’s experience first-hand. If the Buyer’s Agent refuses or is reluctant to put a potential client in touch with a past client, you should be sceptical.

Remember, raving fans trump awards when it comes to real estate and property professionals. Buyers should be wary of Buyer’s Agent who boast about winning awards because most of the time, these awards are in-house, self-nominated and are not based on actual client experiences.

    6. RESEARCH THE BUYER’S AGENTS ONLINE REVIEWS

Here’s where our friend Google plays a role in helping to select the best Buyer’s Agent in Melbourne. Do a Google search on the Buyer’s Agent business and check their online reviews. Be sure to dig a little deeper and see if you can find any negative reviews or negative feedback online. When reading online reviews, be on the lookout for genuine reviews as opposed to friends and family of the Buyer’s Agent who have simply posted a 5-star review to boost the online reputation of the Buyer’s Agent. The Buyer’s Agent will usually have client reviews or testimonials on their website. Buyers should inspect these carefully and ask the Buyer’s Agent to put them in touch with at least three (3) of the clients who have reviewed the Buyer’s Agent online to check they are in fact authentic reviews.

    7. ASK ABOUT THE BUYER’S AGENTS FEES

Finding out a Buyer’s Agent fees is crucial. Some Buyer’s Agents charge a commission as well as an upfront fee and it is important buyers are clear on what the fees are and when they are payable. Some Buyer’s Agents charge a fixed fee as opposed to a commission rate. Ask about the difference between the two and why the Buyer’s Agent charges the way they do. Some tailor their fee to your requirements. Remember, you are looking to appoint a Professional, so don’t just appoint a Buyer’s Agent because they have the lowest fee. This can be a sign that their service is not as comprehensive as you might think. Be sure you are comparing apples with apples and not apples to oranges. As the saying goes, you get what you pay for.

    8. FIND OUT IF THE BUYER’S AGENT RECEIVES FINANCIAL INCENTIVES OR KICK-BACKS

A Buyer’s Agent who receives financial incentives or kickbacks from third parties MUST disclose these to you upfront before you sign with him / her. Buyers need to ask this question because it can determine how independent the Buyer’s Agent really is. If a Buyer’s Agent is receiving an incentive or a kick-back from another party (for example a builder, developer or another real estate agent), they may not be working in the buyer’s best interest. This is a huge red flag for purchasers who are looking for unbiased, independent property advice as to which property is best for their individual situation.

    9. FIND OUT ABOUT THE BUYER’S AGENT BUYING PROCESS

Buying a property is a complex task and can be stressful for the purchaser. An experienced Buyer’s Agent will be able to show the process they use to ensure that you buy the Right Property at the Right Price. Better still they should have an easily understood Flow Chart for you to follow their process. You should also make sure the Buyer’s Agent isn’t going to redirect you to a less experienced worker that is part of their team. Many of the larger firms do this. If you are the type of person who doesn’t like the idea of being redirected to lower level staff within a firm and you prefer to work one on one, you may need to rethink which Buyer’s Agency Firm is best for you. The Buyer’s Agent should be able to demonstrate to you in a step by step format how the buying process is managed on their end and what value they are adding to your purchase at each phase in the process.

    10. ASK WHY YOU SHOULD USE THEM INSTEAD OF A COMPETITOR

This is a great question for buyers to ask. A good Buyer’s Agent will be able to promptly explain to you their unique value and how they differ from other Buyer’s Agents in the market. If their fee is higher, ask them to justify it in a way that gives you confidence they will deliver the result you are looking to achieve with your purchase. Make sure you ask this question in person or over the phone so you can gauge the Buyer’s Agent’s tone of voice and authenticity in what they are telling you. You will be easily able to spot a great Buyer’s Agent because you will get a sense if they are in it for the clients and not the fee. Emailed replies to this question can be manufactured to suit and will be difficult to determine how genuine the Buyer’s Agent is. If they can’t be bothered phoning you at this stage what sort of communication will you get from them moving forward if you decide to engage their services?

Main Differences Between Strata, Stratum & Company Share…

Main Differences Between Strata, Stratum & Company Share…

Have you ever been confused about the differences between Strata, Stratum and Company Share title? Have you been told that company share and stratum title may not be as good as strata title but you are not sure why? This article explains the main differences of each so that you can make a more informed purchasing decision when buying an apartment or unit.

    Strata Title
With a Strata Tile it is possible to subdivide the air space above an area of land for example a flat or unit on a second, third or fourth floor in a block of flats. This Title gives the sole right to a particular unit as well as the space enclosed by it. Therefore, the owner may lease, sell or legally dispose of their unit in the same way as other freehold property owners. Each owner also has an undivided share of the land which is common to all the units.

All owners are automatically members of the Body Corporate which formulates the by-laws and administers the maintenance of the common property on behalf of all owners. Owners generally make regular payments to meet the expenses of the Body Corporate and prospective buyers of a Strata Title property should carefully read a copy of the Body Corporate by-laws.

    Stratum Title
This type of Title was introduced by the Government to overcome some of the short comings with company share ownership. A Stratum Title specifies that any owner is an absolute owner of the freehold of a particular property however the owner will also be a shareholder in a service company which manages, administers and maintains the common property or surroundings space of any particular development.

The service company holds the Title to the common property. The Title holder is free to dispose of their freehold as they wish but has responsibility to the service company in which they have shares.

    Company Share
This type of ownership, generally found with older style unit developments, is where a company is formed and an individual owner only owns shares in the company and the ownership of these shares entitles exclusive occupation of a part of the building and the land. The shareholders may decide on rules such as the right to sell or lease or transfer a particular shareholding or right to occupation. Financial and lending institutions will generally only lend about 70-80% of the value of the property which can make it quite challenging for the potential buyer!

Buyer’s Agent vs. DIY: Making the Right Choice for Your Property Purchase

Buyer’s Agent vs. DIY: Making the Right Choice for Your Property Purchase

Introduction: Deciding between engaging a Buyer’s Agent or tackling the property purchase process on your own is an age-old dilemma. This decision often keeps prospective buyers awake at night. Your Australian Property Buyers Agents Melbourne is here to guide you through the considerations involved in buying a property and shed light on how a Buyer’s Agent can transform a DIY endeavor into a successful property purchase.

Spend More Time Doing Things You Love:

In today’s digital age, virtually anyone armed with a smartphone or computer can effortlessly browse property listings on platforms like Real Estate or Domain. However, this convenience comes with a trade-off: the significant time and energy required to unearth the perfect property. From conducting exhaustive research to attending home opens, arranging appraisals, and overseeing inspections, the DIY route demands a substantial commitment. A Buyer’s Agent steps in as your trusted advocate, conducting comprehensive research and due diligence on available properties. This enables you to redirect your precious time towards activities you truly cherish. If the prospect of spending hours on research isn’t appealing, it’s time to relinquish your smartphone and enlist the expertise of Your Australian Property to discover your ideal property.

    Access More Properties:

The real estate realm thrives on connections and networks. At Your Australian Property, we proactively notify you as soon as a property matching your criteria hits the market. In today’s competitive landscape, this can make all the difference between securing your dream property and missing out due to an excessive amount of time spent hunting for listings. This is where Buyer’s Agents shine – they are consummate networkers with extensive connections spanning brokerages, fellow buyers, emerging sellers, and more. Frequently, they have access to off-market properties, a crucial advantage when contemplating whether to undertake due diligence independently. It’s entirely possible that the property research you conduct doesn’t unveil the complete picture, making a Buyer’s Agent a more prudent choice than going it alone.

Let Your Australian Property Do the Talking:

Negotiation forms a substantial part of the property purchasing process, involving decisions on addressing issues, repairs, and their impact on the settlement timeline. While some DIY homeowners or investors relish this aspect, others may find it daunting. In essence, DIY homebuyers need the acumen to navigate the complexities and secure a property at an advantageous price point. When you collaborate with Your Australian Property, our Buyer’s Agents accompany you every step of the way. We simplify complex jargon and clarify confusing contractual terms. Buyer’s Agents empower you to make informed decisions without the risk of losing a valuable deal.

    Pay the Lowest Price Possible:

Ultimately, your goal is to acquire your dream property at the lowest possible price. Fortuitously, this aligns with our mission at Your Australian Property, where a delighted client translates to a contented agent. Our agents possess a profound understanding of the property market, comprehending its true value and identifying properties worth pursuing vigorously. This synergy results in our clients frequently paying less for homes they adore. Our extensive experience indicates that this outcome is often unattainable through a solo endeavor.

Lastly, buying a property is a significant life decision, and it comes with a host of challenges and complexities. When embarking on this journey, individuals often face a crucial decision: Should they go it alone or seek the assistance of a buyers agent? Each approach has its unique set of pain points and advantages.

    Buying Property Yourself:

    Pain Points:

    1. Time-Consuming Research: Finding the perfect property can be a daunting task. Self-research demands extensive time and effort to analyze market trends, property listings, and neighborhood suitability.
    2. Negotiation Challenges: Negotiating with sellers can be intimidating. Without professional experience, you might end up overpaying or missing out on valuable deals.
    3. Legal and Contractual Risks: Navigating the legal intricacies of property transactions can be tricky. Errors in contracts or overlooking vital details can lead to costly consequences.

    Engaging a Buyers Agent:

    Advantages:

    1. Expertise and Market Insight: Buyers agents are experts in their field. They possess in-depth knowledge of the market, helping you make informed decisions.
    2. Time and Stress Savings: A buyers agent streamlines the process, sparing you from endless property searches and negotiations. They do the legwork, saving you valuable time and reducing stress.
    3. Negotiating Power: Agents are skilled negotiators, ensuring you get the best deal possible. They advocate for your interests and can secure favorable terms.
    4. Legal Protection: Buyers agents are well-versed in property laws and contracts, minimizing the risk of costly mistakes.

In summary, the intricacies of the property purchase process necessitate professional guidance. Tasks such as paperwork, due diligence, and negotiation are time-consuming and intricate. If you’re not well-versed in these areas, partnering with a Buyer’s Agent becomes an unequivocal choice. Your Australian Property stands ready to safeguard your long-term interests in any property investment, simplifying the complexities of home buying.

Is Engaging a Buyers Agent Worthwhile in Melbourne’s Property Market

Is Engaging a Buyers Agent Worthwhile in Melbourne’s Property Market

Navigating the Melbourne property market can be a daunting task, prompting many Australians to turn to the expertise of buyers agents. In today’s digital age, with information readily available online, you might wonder whether the services of a buyers agent are truly necessary. After all, can’t you find everything you need on the internet? However, consider this: just as you might engage a mortgage broker to secure the best loan, a buyers agent can be your key to finding the perfect home.

    Key Takeaways:

    1. How Buyers Agents in Melbourne Add Value:

    • Buyers agents in Melbourne utilize their extensive network of selling agents, access to off-market properties, relationships with former clients, and in-depth suburb knowledge to help you find your dream property.
    • Their compensation typically consists of a commission based on the property’s sale price.
    • buyers agent represents your interests, unlike the selling agent who primarily works to secure the best deal for the seller.

    2. Growing Popularity of Buyers Agents:

    • Shows like Amazon Prime’s Luxe Listings Australia and US-based programs like Million Dollar Listing Los Angeles have thrust buyers agents into the spotlight.
    • A 2022 NAB survey revealed that Australians are increasingly turning to buyers agents, with up to 3% of residential property transactions now involving their expertise.
    • In a competitive market, buyers seek any advantage they can get, and that’s where buyers agents come in.

    What Do Buyers Agents Offer?

Zac Newbold, co-founder and CEO of Your Australian Property Buyers Agents, dispels the myth that buyers agents are exclusively for those purchasing multimillion-dollar properties. In fact, most of their clients are everyday Australians buying averagely priced homes. Here are three major benefits of using a buyers agent:

    1. Early Access to Pre-Market Properties:

    • Around 50% of the properties purchased by buyers agents aren’t listed or advertised on traditional real estate platforms.
    • Buyers agents can uncover properties not actively marketed and owners who may not be actively looking to sell but are open to the right offer.
    • Negotiating off-market deals benefits both sellers and buyers, saving on advertising costs and eliminating the stress of competing with multiple bidders.

    2. Research, Expertise, and Due Diligence:

    • Buyers agents bring efficiency and objectivity to the research phase, saving you time and helping you make a sound business decision.
    • Their industry experience allows them to assess properties objectively, without the emotional attachment that can lead to overpaying.
    • Consider the opportunity cost of doing your own research; your time has value, and a buyers agent can save you both time and money.

    3. Negotiation and Strategy:

    • A skilled buyers agent negotiates the best price for you, leveraging their experience during the bidding or auction process.
    • They analyze the dynamics of the auction, identifying who has the upper hand, whether the property is on the market, and the number of competitors.
    • In a highly competitive market, even a slight advantage can make a significant difference.

Considerations When Using a Buyers Agent:

While buyers agents offer substantial benefits, it’s essential to weigh the following factors:

    1. Cost:

    • Buyers agent fees vary but can range from 1-3% of the purchase price or a fixed fee based on the property’s value.
    • Determine whether the cost justifies the potential savings and time gained.

    2. Transparency:

    • Ensure your buyers agent is transparent about their fees, relationships with other parties, and any potential conflicts of interest.

    3. Choosing the Right Buyers Agent:

    • Look for a licensed buyers agent with expertise in your target area.
    • Investigate their track record, client testimonials, and online reviews.
    • Clarify their fee structure and provide clear information about your buying objectives.

Difference Between Buyers and Selling Agents:

Buyers agents and selling agents work on opposite sides of property transactions. A buyers agent’s client is the buyer, while the selling agent represents the seller. It’s important to note that buyers agents cannot accept rebates or commissions from selling agents for specific property purchases.

What to Look for in a Buyers Agent:

If you decide to engage a buyers agent, consider the following:

    1. Licensing: Ensure they hold a valid real estate license, specific to buyers agency services in your state.
    2. Expertise: Seek an agent with specialized knowledge in your desired suburbs and connections that can provide advantages during property searches.
    3. Conflicts of Interest: Be aware of any potential conflicts of interest and insist on transparency throughout the process.
    4. Track Record: Look for a buyers agent with a history of securing excellent deals for clients, supported by testimonials and reviews.
    5. Fee Structure: Understand their fee structure clearly and align it with your objectives and budget.

In conclusion, while the decision to engage a buyers agents Melbourne depends on your individual circumstances, their expertise, network, and negotiation skills can provide a distinct advantage in a competitive property market. Weigh the costs against potential savings, and choose an agent with a proven track record to ensure a successful property purchase journey.

3 Steps For Successful Pre-Auction Negotiations

3 Steps For Successful Pre-Auction Negotiations

“What a buyer truly requires is a dedicated advocate who will professionally and independently safeguard and represent their best interests while guiding them through every facet of the property acquisition process,” asserts Zac Newbold.

This article is inspired by Zac Newbold’s own experiences in navigating pre-auction negotiations on behalf of his clients and during his personal property acquisitions. Negotiating a property purchase before an auction can be an exhilarating and rewarding endeavor, demanding poise, diligence, and discernment.

Negotiating a property purchase directly with the selling agent before an auction is, without a doubt, one of the most intricate and challenging aspects of the property acquisition process. So why subject yourself to the risk of either overpaying or losing out on your desired property because you lack the market knowledge, experience, or time required to negotiate the right deal?

Imagine stumbling upon a property that perfectly aligns with your preferences and goals. However, you hesitate to participate in an auction due to the anticipated stress, anxiety, and uncertainty it might entail. What’s your next move? How can you ensure you don’t overspend amidst fierce competition or, worse, lose the property to an aggressive rival bidder?

So, where do you start? What’s the plan? Firstly, recognize that when it comes to buying a home, upsizing, downsizing, or making an investment, treat it as a crucial project that demands successful completion. This often translates to a significant investment of your time, particularly if you opt against enlisting the services of a buyer’s agent or advocate.

In reality, you have two options. When it comes to the buying process, you can either go solo or enlist the expertise of a buyer’s agent or advocate.

    Option 1:

This route involves extensive research on various properties and locations, sales analysis, and negotiations through private sales, auction bidding, pre-auction, or post-auction negotiations. “Do-it-yourself” certainly has its drawbacks, especially if time constraints stemming from family or work obligations are at play. You might be running your own business or have a demanding corporate job. Ask yourself this: Do I possess the tools and resources necessary to handle the stress and complexity that accompanies property acquisition?

    Option 2:

“Employing the services of a buyer’s agent or advocate.” This alternative may be more fitting, particularly if time is a limited resource due to work or personal commitments. An experienced buyer’s agent will conduct comprehensive due diligence on your chosen property, determining its estimated buying range based on an analysis of comparable sales and current market conditions. This rigorous process ensures you make an informed decision regarding the property’s price. Ask yourself: Am I time-constrained, unable to devote sufficient effort to property research, due diligence, and negotiation? Leveraging a buyer’s agent or advocate for negotiations typically yields superior outcomes, saving you time, money, and stress. Attempting this alone demands substantial time and effort while inducing unnecessary stress and anxiety.

In a hot market, sellers often opt for auctions to encourage buyer competition and transparency. However, for buyers, the high-stakes auction environment can be intimidating, stressful, and bewildering, especially if they lack prior auction experience.

Buyers do have the opportunity to negotiate a successful purchase before an auction, contingent on the seller’s willingness to entertain pre-auction offers. This, in turn, relies on your ability to navigate negotiations with the selling agent or seller. Whether the seller is open to a pre-auction sale may hinge on the number of stakeholders involved. If numerous decision-makers are in play, negotiating before the auction may prove challenging, necessitating participation in the auction. Another factor is how sellers handle stress; auctions are as nerve-wracking for sellers as they are for buyers. If a seller has already secured another property, they may be more amenable to a pre-auction offer, as a deal struck before the auction provides certainty for both parties.

Successfully negotiating a property purchase before an auction involves the following steps:

STEP ONE: Property Due Diligence – Local Real Estate Market Knowledge

The listing agent may provide an estimate of the likely sale price at auction in their statement of information. However, this estimate is often inflated to attract more potential buyers. To determine a realistic “estimated buying range,” meticulously evaluate and analyze comparable sales data. Having a buyer’s agent or advocate guide you through this due diligence phase saves time, money, and reduces stress.

How does a buyer’s agent access this valuable sales data? They typically have exclusive access rights to real estate industry sales data, typically available only to licensed professionals. This data is used to analyze the sold prices of similar nearby properties recently sold, either through auctions or private sales. A buyer’s agent conducts pre-purchase due diligence on your behalf, providing a detailed property market assessment and recommending a likely estimated buying range based on comparable sales and current real estate conditions in the area.

During Step 1, it’s vital to inquire with the selling agent about the possibility of pre-auction offers and any existing offers on the property. Armed with an estimated buying range based on comparable sales and market conditions, you can confidently make an opening offer.

The key to successful pre-auction negotiation is market knowledge and understanding the auction system.

STEP TWO: Keep Your Cards Close to Your Chest!

Selling agents aim to secure the highest possible price for their sellers. They will likely ask buyers about their budget. It’s crucial not to reveal too much to the selling agent, as this can weaken your bargaining position, especially if multiple pre-auction offers are in play. Having a buyer’s agent or advocate in your corner enhances your chances of success, as they are skilled negotiators experienced in these scenarios.

STEP THREE: Always Be Strategic in Your Negotiations – Play to Win!

For a pre-auction offer to stand a chance, it must typically be unconditional. Thoroughly analyze comparable sales and the current market to determine your maximum acceptable price. Be well-prepared before initiating negotiations with the selling agent and ensure that the contract of sale and vendor’s section 32 have been thoroughly reviewed by a qualified conveyancer or lawyer.

If negotiations before the auction become protracted, or if your offers are repeatedly rejected with no room for further negotiation, be prepared to walk away, especially if the seller’s asking price is above market value. You can still attend the auction, retaining the option to purchase. Having a buyer’s agent or advocate ensures a successful outcome, as they work diligently in your best interests.

    CASE STUDY: PRE-AUCTION NEGOTIATION

Last month, we successfully negotiated a property purchase in Mill Park VIC 3082 Gardens before the auction on behalf of a client. Our success stemmed from direct access to sales data, giving us a distinct advantage over other buyers. Armed with this data, we swiftly determined a realistic “estimated buying range,” enhancing our position at the negotiation table. With a well-prepared strategy, we confidently engaged in negotiations with the selling agent, resulting in a successful purchase for our client.

We’ve been involved in numerous other successful pre-auction negotiations over the years, all founded on thorough due diligence. In any negotiation, protracted discussions are counterproductive, especially when striving for a pre-auction purchase. Ensure your negotiations are efficient and decisive, backed by thorough research and preparation.

Never give your negotiation opponent an advantage; be strategic and resolute in your approach.
