Latest Market News – May 2020

There were 163 reported auctions held in Melbourne last weekend ending May 31, 2020 showing a clearance rate of 74% according to the REIV. At the same time last year (May 2019) there were 634 auctions with an auction clearance rate of 65%.  

A 0.9 per cent fall in house and unit values in May made the city the nation’s worst-performing capital for the second month in a row, according to property data firm CoreLogic. A combined 1.2 per cent dwelling value fall over the two months has brought the city’s median home value to $686,798 median.

It comes off the back of the city’s median home value hitting a record high just prior to the pandemic. Melbourne’s more affluent areas including the inner south and inner suburbs were the hardest hit in May, with 1.4 per cent and 1.3 per cent home value falls respectively. However they fell just 0.1% in the outer west and 0.3% on the city’s north west fringe last month.

According to research data, Melbourne has had the second worst 12-month market outlook out of all the capital cities, only behind Sydney. Falls in tourism, international students and migration will continue to impact the property market. He said median sale prices would continue to slightly decline in the next 12 months, with inner-city apartments, luxury homes and properties in university and hospitality hubs set to be the hardest hit.

In our opinion, what we are seeing today is a progressively downward price spiral of house prices which could get a whole lot worse in coming months, especially once the Federal Government’s stimulus starts tapering off and when banks stop deferring loan repayments. Limited stock plus Government support like JobKeeper and mortgage holidays from banks are the main reason why house prices have not fallen off the cliff yet. Therefore the bigger question is whether or not this momentum we’re now seeing can actually be sustained through to spring when, presumably, the government starts tapering off their financial support.

There were 483 auctions held in Melbourne last weekend ending 28th July 2019 showing a clearance rate of 71% according to the REIV.  At the same time last year (June 2018) there were 714 auctions with an auction clearance rate of only 63%.  

Melbourne’s auction clearance rate of 71% suggests that the Melbourne property market’s slump over the last 12 months may be over, and new data indicates a recovery is under way. Interest rates being extremely low at present has attracted many new buyers into the property market.  As a buyer’s agent/ buyer’s advocate I have noticed a lot of people attending open for inspections. Therefore, by the RBA in cutting interest rates a few weeks ago it has certainly helped the property market in Melbourne as well as other parts of Australia by increasing demand.

However, in my opinion there are still quite a few head-winds in the broad general economy.  Retail is down and consumers aren’t spending but rather saving their hard-earned pennies.  I still do believe that it’s a buyer’s market as there’s a lot of hesitancy from buyers especially at auctions. In addition, although auction clearance rates are climbing the auction numbers compared to last year’s are still way down.  For example, generally in the winter colder months there are usually between 600 – 800 auctions every weekend.  Presently, we are at about half that number.  It will definitely be interesting what happens to the auction clearance rates when more properties start coming onto the market in the weeks ahead.  That’s where we will know whether or not the property market is healthy or not!

Often fewer people at viewings comes down to one thing: the weather. We all know that on cold, rainy days many people would rather hide under the doona than assess bathrooms. Parents who are also forced to cart around bored, cranky children can often totally bypass this house hunting season, feeling it’s in the too-hard basket.

  • There are less bidders

There were 407 auctions held in Melbourne last weekend ending 30th June 2019 showing a clearance rate of 73% according to the REIVAt the same time last year (June 2018) there were 706 auctions with an auction clearance rate of only 62%.  

Melbourne’s auction clearance rate of 73% suggests that the Melbourne property market may have bottomed out and is on the way up again.  And, dwelling values in Melbourne have increased by 0.2%, according to data released recently by property analytics firm Core Logic.  Tuesday’s interest rate cut decision by the Reserve Bank will certainly play a further role in improving market conditions.

But, although there are encouraging signs in respect to the Melbourne property market, the facts still remain that the real estate prices in Melbourne are still down between 20% – 30% from their 2017 highs.  So rather than be too optimistic I think you need to be still very careful about what you pay for a particular property.  How do you combat this issue?  Undertake thorough and detailed due diligence.

Has The Melbourne Property Market Bottomed Out Or Could It Be A Dead Cat Bounce?

Bigger crowds and optimistic buyers marked auctions across Melbourne at the weekend, the first since the re-election of the Coalition that pundits say has contributed to a feeling of confidence.

Last weekend, 711 auctions were held across Melbourne city, which represents the second-largest number of auctions in Melbourne so far this year.

According to economic pundits out there, the Coalition’s win coupled with the Reserve Bank’s hints of interest rate cuts and the loosening of lending criteria – which will enable borrowers to increase their borrowing capacity – one of the main reasons why we’re starting to see added confidence returning to the Melbourne real estate market.

Although, the auction clearance rate for Melbourne is certainly a bit higher than it has been for the past six months or so, it’s a good tentative sign the market may have bottomed or is what we are experiencing now just a ‘dead cat bounce’.   That’s the million-dollar question…

While it seems that selling agents are much happier now compared to 6 months ago, real estate prices in many suburbs across Melbourne are still 20% – 30% down from the record 2017 prices.  Speaking to many different selling agents on a daily basis, it does appear that more buyers are turning up at auctions.  But, with more buyers it unfortunately hasn’t necessarily resulted to an uplift in house prices and nor has it resulted in better bidding.

What Is A Dead Cat Bounce?

A ‘dead cat bounce’ is a temporary recovery from a prolonged decline that is followed by the continuation of a further decline in prices.  A dead cat bounce is a small, short-lived recovery in the price of a declining security, such as real estate or property.  Frequently, downtrends are interrupted by brief periods of recovery – where prices temporarily rise. The name “dead cat bounce” is based on the notion that even a dead cat will bounce if it falls far enough and fast enough.  And, there’s your answer!  Over the last 12 months or so, Melbourne has experienced its most rapid and steepest decline in property prices in its history according to the Victorian Government who released their budget for the year 2019-2020 only a couple of days ago.

What Does A Dead Cat Bounce Tell You?

A dead cat bounce is a price pattern used by technical analysts. It is considered a continuation pattern, where at first the bounce may appear to be a reversal of the prevailing trend, but it is quickly followed by a continuation of the downward price move. It becomes a dead cat bounce (and not a reversal) after price drops below its prior low.  However, if you’re buying a property and planning to hold onto it for the longer-term, a ‘dead cat bounce’ probably won’t have much impact.  The ones who have the most to lose from a ‘dead cat bounce’ are Short-term property traders such as property developers or house renovators.

Real Estate Market Prediction?

Unfortunately, one of the limitations of using the ‘dead cat bounce’ theory is that it can only be identified after the fact, which means that vendors or sellers will only notice a bounce after a steep decline may think it’s a dead cat bounce, when in fact it is a trend reversal – that is, instead of being a short-lived bounce, the rally may signal a prolonged upswing.  How can investors determine whether a current upward movement is a dead cat bounce or a market reversal?  If we could answer this correctly all the time, we’d be able to make a lot of money. The fact is that there is no simple answer to spotting a market bottom.

There were 711 auctions held in Melbourne last weekend ending 26th May 2019 showing a clearance rate of 64% according to the REIVAt the same time last year (May 2018) there were 979 auctions also with an auction clearance rate of 64%.  

Melbourne’s auction clearance rate of 64% suggests that the Melbourne property market may have bottomed out and is on the way up again.  Bigger crowds and optimistic real estate buyers marked auctions across Melbourne at the weekend, the first since the re-election of the Federal Coalition Government that many people are now saying why property may be the new flavour once again…

Although, things are now appearing much brighter and more positive than before for real estate, prices are still down 20% – 30% from their 2017 highs.  But the question which you need to seriously ask yourself is whether this increase in demand is fair dinkum or merely a ‘dead cat bounce’.  Given this recent increase in Melbourne’s auction clearance rate and buyer activity we’re now seeing, it could well be a ‘dead cat bounce’ which may be short-lived and temporary.  In any case, my take on things is that it’s still very much a buyers’ market out there in Melbourne which is fantastic for first-time home buyers and first-time investors.
