There were 972 auctions for the week ending 3rd April 2022 achieving a clearance rate of 76% according to the REIV. The number of properties on the market has now returned to healthier levels compared to only 175 auctions at the same time last year. The increase of listings in the market are contributing to the stabilisation of the property market where we are seeing the clearance rates consistently in the mid to high 70s.

This also is reflective of what we are seeing on the ground, where there are considerably less bidders per property at most auctions throughout Melbourne.

Strong advice: Never let a selling agent bid for you at auction.

Buyers, you need to be aware that selling agents bidding on your behalf at auction have a clear conflict of interest. They should not be acting as Buyer’s Agents and/or bidding on your behalf at an auction.

Selling agents are being paid by the vendor to sell the property at the highest possible price. They are not acting in your best interests as the Buyer.

When you pay for any professional services you need to understand who is representing you and ask yourself: Are there any possible conflicts of interest?

For instance, if the selling agent who is bidding for you at the auction is from the same real estate agency as the one representing the vendor, then it’s in the agency’s best interest for you to buy the property at the highest possible price.

A tactic selling agent’s often use is to offer to bid for you at an auction ‘for free’ (and then urge you up in price at the auction) is so that they can win the listing of the sale of your current home on which they will receive a commission.

Either way, selling agents have a huge financial incentive to help a Buyer purchase a property with their help at auction and that’s not in the Buyer’s best interest.

In an auction environment it’s extremely important to understand what the market is doing to ensure you pay a fair price.

Over the past year, the Australian real estate industry has undergone some massive changes due to the Covid-19 pandemic. As a result, real estate companies have had to adapt to new technologies to provide an accessible and safe way to transact and purchase properties. Because of this shift from in-person to online property auctions, this digital method is rapidly becoming a popular and convenient choice for buying and selling real estate.

This isn’t always necessary but it can assist the Auctioneer with knowing who’s just watching and who’s likely to bid.

Zoom

Online property auctions held via Zoom work in a similar manner to public auctions. All auction rules still apply it’s just that it’s completed from the comfort of your own space.

At the Zoom online property auctions I’ve attended, the auctioneer normally asks the buyers and participants to remain on mute until the auction has commenced or if there are any questions.

During the auction, all participants who intend on bidding at the online property auction will need to unmute and turn on their cameras to ensure that the auctioneer can hear and see online bidders who intend to make a bid. Participants who do not intend to bid, are requested to turn their camera off and go on mute to minimise any distractions or disruptions during the bid.

Points to Consider:

  • Super user friendly
  • Has waiting rooms prior to joining a call
  • Powerful Access Control for the text and audio chat
  • Supports 100 simultaneous Video Callers
  • Supports Multiple Displays (so you can see all the videos at once)
  • Built in recording functionality

Zoom online property auction platform not only allows the auctioneer to call the auction live virtually but it also allows all participants to see the other bidders actively placing bids no matter where they’re residing. The best part about Zoom online property auctions is the complete transparency, as all of the bidders can see each other. Potential purchasers can have total confidence knowing they’re not bidding against a fake or dummy bidder.

Google Meets

One of the benefits of using Google Meets as an online real estate auction platform is that most bidders get to see other people bidding. However, similar to Zoom, some auctioneers won’t make it compulsory for all bidders to have their cameras turned on.

Google Meets online real estate auction platform is similar to an in-person auction just like Zoom. It’s like watching a live video of the auction. It’s also an uncomplicated system.

If someone invites you to a Google Meets online property auction, you can join easily and conveniently without creating an account. Simply click on the link and wait for the host (i.e. auctioneer) to allow you to join. A Google Meets account is only required if you need to create your own meeting and send invitations to other participants.

Points to Consider:

  • Formally called Google Hangouts
  • User friendly
  • Supports 100 simultaneous Video Callers
  • Unlike zoom this lacks the Access Control
  • It also doesn’t support multiple screens so you’re limited to as many people you can fit on a single screen.

WhatsApp

Very Similar to Zoom and Google Meets however this platform only allows a maximum of 8 video participants whereas Zoom and Google Meets allow up to 100 simultaneous video callers.

This makes the platform more likely to be used in conjunction with a small group of bidders and a physical auction.

Points to Consider:

  • Owned by Facebook
  • Requires a Phone with the App
  • Not a great new user experience especially for non-tech inclined people.

What are the different Live Streaming platforms available in Australia?

Traditional Video streaming platforms such as Facebook Live and YouTube live were previously used to illustrate how an auction works. To place bids a buyer would typically need to be pre-registered with the agent and be bidding via the phone or live chat.

The drawbacks of Live Streaming auction bidding platforms are the risk of data leaks, negative financial impacts when awaiting deposit refunds, privacy issues and internet quality issues. So, if you’re not too keen on sharing these confidential details online, these Live Streaming platforms may not be for you. However, you can always opt to work with a buying agent who can bid on your behalf. If you win a bid, you can finalise the deal the same day using integrated contract signing.

Anywhere Auctions

Anywhere Auctions is definitely trying to be a full-service Auction Bidding Platform. It allows bidders to search the listings on the site. It also lets you watch and participate in property auctions as they unfold. You can use their bidding platform on your mobile device or computer to access the auction live.

To bid on Anywhere Auctions you’ll have to first select the property you want and then register using your ID. As an added security, you’ll also need to register your credit card details for pre-authorization of the nominal amount of the bid. This two-step verification ensures every participant in the bid is a real human being.

Points to Consider:

  • Requires Credit Card pre-authorisation to Bid
  • Requires ID to be uploaded
  • Lacking in transparency with: can’t see other bidders; can’t see historical Auctions in details; and can’t see how many bids lead to the auction price
  • Requires an account to view an Auction
  • Poor user experience in bidding as you have to write the bid amount as opposed to pre-defined buttons

AuctionNow

AuctionNow is Australia’s newest platform for online property bids. Through the platform, you can watch, register, bid, buy and exchange live property auctions in real-time. To become a bidder, you have to first upload your ID, provide supporting documents and wait to be approved by the agent.

Similar to other online auction platforms, the biggest drawback in using AuctionNow is the wide number of competitors. If you happen to bid on a property that many people are interested in, you may end up with drawn-out bidding and pay higher than your expected price. Also, it can be intimidating for first-time bidders to participate in a bid with too many people. In this case, you choose to work with a buying agent.

Points to Consider:

  • Can’t see previous auctions
  • Can’t see who’s placing particular bids
  • Has both Live and Time-based auctions.
  • Has a limited amount of Property Detail, typically linking to a listing site to see more about the property

Gavl

Gavl is an app developed to help the real estate industry have an easier time during the pandemic.

The app allows purchasers to browse listings, shortlist, and inspect properties. It also allows buyers to watch and bid at auctions at the comfort of their homes. The auctions happen in real-time.

Gavl has the unique ability to turn any street auction into an online auction if the auctioneer agrees to a purchasers request to do so. This capability is likely to help grow the platform in a post covid environment.

Compared to other platforms, making an offer on Gavl is a bit more complicated with pre designated $ amount buttons having to be pressed twice hence slowing down the bidding process. Buyers first have to complete offer conditions and submit them to the selling agent. The selling agent will then have to present your offer to the seller and wait for them to respond before you can continue.

Points to Consider:

  • Has the ability to show past auctions
  • Can’t see who’s placing particular bids
  • Uses “Vix Verify” to verify your identity
  • Offers the ability to turn any street auction into a digital auction.

Auctions Plus

Unlike most of the above this platform is not specifically a real estate auction platform but more of a traditional auction house. Its main focus is on the Agriculture Sector. However, this likely means the buyers who would use it are likely familiar with the platform.

Points to Consider:

  • Can’t see who’s placing bids
  • Very Old feeling
  • Allows for “Auto Bidding” like eBay

eAuctions

In eAuctions, real estate agents electronically capture and record each bid using the eAuctions Agent App. The bids are published to your mobile device as they happen, so you never miss a thing. You have the convenience to access the auction results wherever you are.

Unfortunately, with this particular platform, you cannot see other bidders. As I said previously, all online property auction bidding platforms should be live-streamed (like Zoom or Google Meets).

Transparency and integrity are both critical to ensuring any new system survives and remains financially viable.

Points to Consider:

  • Can’t see who’s placing bids
  • Can see previous Auctions including bid amount over time
  • Will also require your ID to verify who you are prior to bidding
  • Offers SMS notifications of the opening and final bids for the auction

What are the different Time-Based Auction platforms available in Australia?

These operate primarily as an older style Auction House. This is where eBay has its roots and the most common online Auction place in Australia would be Grays online.

Openn Negotiation

Openn Negotiation is a sales method managed by real estate agents designed to help buyers and sellers find the true market price for a property, through an online bidding platform.

Using the app buyers can place bids, make offers, track negotiations and digitally finalise a property purchase – anytime and anywhere. Bidders can also track the number of buyers they’re up against. All of these digital transactions happen in real-time and are tracked 24/7.

The downside of using this app is that bidding may take longer compared to other apps since negotiation is a huge part of this platform. Biddings may last for days. If you aren’t logged in on the platform, you’ll know through an app notification that you’ve won.

SoldOnline:

SoldOnline (previously known as AuctionworksOnline) has been developed by David Scholes.

Its primary feature is the ability to bid calmly and in private without stressing about quick bidding as is common in traditional auctions. To register, you’ll have to send your ID and input other personal details for verification. You’ll also need to share your email address and phone number. You’ll be notified via them once the property bid opens. There will be notifications for the last 24 hours and the last one hour of bidding.

If slow-paced bidding and sharing private information isn’t up to your alley, SoldOnline may not be the best choice for you. Also, since you can’t see other bidders real time, there’s the issue of transparency.

What should I consider when joining an online property auction?

Online property auctions aren’t for everyone. If you aren’t familiar with how these auction platforms work or if you aren’t familiar with property auction bidding in general, you may end up losing out. The same may happen if you choose to work with a third-party company. There’s the potential issue of having your privacy breached.

In this case, it’s better to directly work with selling agents as you would normally do on on-site auctions. We register on your behalf without disclosing your contact details which means you’re a lot exposed. Additionally, by using our services (rather than doing it yourself) Your Australian Property are doing you a huge favour by protecting your anonymity from the selling agent. For instance, let’s say you did the online bidding for yourself but unfortunately you lost. How do I join an online auction? An Auction Registration Bidding Form is sent to prospective buyers prior to the auction with an invitation to follow the auction via a Zoom link included. Participants are then invited to join the online auction via this Zoom link 10-15 minutes ahead of the proposed start time to resolve any technical difficulties which may arise. If you cannot reconnect via the Zoom link provided to you via email, you must contact the listing agent as soon as possible for further instructions. All participants are placed “on mute” until the auction starts however agents invite prospective buyers to turn their cameras on. 

How do I “Mute/Unmute”, Start/Stop Video” and change my screen name? Tap on the screen of your device or click your mouse to reveal a menu of buttons which you will be able to operate to perform these functions. The “Rename” function is accessed by clicking the “Participants” icon and then clicking on your current name in the list of participants, then choosing “Rename”. 

Should I change my screen name? Agents encourage the use of your full name as it is vital that the agents know your identity if you are intending to bid. If you intend to change your name at least let the auctioneer know your alias so they know who you are. The auctioneer announces the bidder’s names along with the bids for transparency. 

Will the auction be conducted differently to a normal public auction? Due to legal reasons, the answer is “No”. They are the same as those for a normal public auction. 

How does an online auction begin? The auctioneer will begin by explaining the format of the online auction and will run through any administration rules. The property will then be introduced, together with a series of photos. Bidding will follow. 

How do I make a bid? If you are interested in making a bid on a property, you have several options: Un-mute yourself (there is “Mute/Unmute” icon in the bottom left corner of your screen) and vocalise your bid. Use the chat function to submit a bid. Please submit to all attendees for transparency. If the auctioneer nominates a rise, put your hand up so it is visible on the screen. Please be aware, online auctions can take a little more time than public auctions, as it takes a few seconds to identify each bidder and their manner of bidding. 

Will the Auctioneer refer the bid to the vendor at any time during the auction? Yes, possibly. If the bidding is referred to the vendor, expect the auctioneer to “leave” the auction momentarily to consult the vendor. 

Can I watch the auction even if I do not intend to bid? If you wish to participate in the auction but not as a prospective buyer, the agent may ask that you switch off your video. This allows them to focus on the parties who do wish to participate. Also, please end your session at the conclusion of the auction. 

What happens if my bid wins? Naturally, the auction will continue until the auctioneer sells to the successful purchaser, or the property passes in to the highest bidder. Before the property is declared either passed in or sold – the highest bidder must send a text message confirmation of the winning bid to the agent.  

How does the online auction end? Once the property has been sold, the auctioneer will ask all parties to leave the online session, apart from the winning/highest bidder. 

Will I be required to pay a deposit immediately and how do I do so? The sales agent will require a holding deposit to be paid at the conclusion of the auction and the balance on the following business day. The agents will confirm the required deposit amounts and internet banking details. The initial holding deposit needs to be paid via an EFT transfer to the Sales Agents Trust Account. Once all other participants have left the online auction, the next steps will be discussed. The Contract will be prepared and emailed to the purchaser for signing via computer, iPad, smartphone, iPhone device or using a very simple electronic signature function. You now have successfully purchased your desired property online!

Hi Everyone.

I’m proud of the fact that Your Australian Property is totally independent and not geographically confined to one specific area of Melbourne. My observations and insights are what Your Australian Property Buyer Agents see every day across a broad area, attendance at auctions, discussions with numerous estate agents, valuers and buyers and sellers active in the marketplace. In that regard, my purpose is to provide a unique insight into the intrigues of the Melbourne property market, rather than a statistical based data approach.

Whilst median house prices and clearance rates make for good reading, I am interested in drilling down to the clearance rate for a particular suburb or type of property. The clearance rate for the whole of Melbourne is interesting to know but if I’m buying in a particular suburb I want to know about the demand in that specific suburb before I buy. It’s the same with median house prices. You don’t buy a suburb median price – you buy a property, in a street, in a suburb. Median house prices are too often skewed if too many of a certain price level are sold i.e. lower priced investment stock or a larger number of higher value homes are sold. Drilling down to the specific street where you’ve found your ideal property can therefore make a difference.

In my report when researching the market for my clients, I analyse sales of comparable prices within a 500 metre radius of the subject property. Do the comparables share the same walk distance to schools, public transport and importantly, the lifestyle village? Are the comparables in a similar streetscape? We can’t compare main roads with quiet side streets. There are so many variables that affect value.  

My 30 plus years’ experience in the wider Melbourne property market and being a fully Licenced Real Estate Agent (since 2001) has not been reproduced by data. There are so many considerations our Buyer Agents take into account when advising clients on purchasing a property or buying at auction. Emotions can easily take over from the science and that is why many people overpay or are outwitted by sales agents or competitors. That is why having someone represent your best interests when looking for a property or buying at auction can be a wise decision and save you hundreds of thousands of dollars, especially in the current market. 

The Victorian house market continues to boom with Melbourne, Geelong, Ballarat and Bendigo undersupplied and buyers paying over the quoted ranges. The first quarter of 2021 has been one of the strongest markets that I’ve ever experienced. For the first time Melbourne’s median house price has risen above the $1m mark, while median house prices in Middle Melbourne reached a record $1,148,500. Unit growth is slower with the median price at $672,500 an annual increase of 3.4%. Victorian regional homes have reached a record median value of $510,500. 

My analysis and my own research reveal that:

  • Owner Occupiers are out in record numbers
  • Growth is being driven by downsizers, lifestyle buyers and upsizers
  • First home owners have been buying due to government grants
  • Investors aren’t purchasing in record numbers
  • Units are not growing at the same rate (due to lack of overseas students and travellers)
  • House prices in Melbourne and Sydney will continue to rise due to low interest rates (not expected to rise for 3-4 years), pent up demand after lockdowns (particularly Melbourne), expats returning to Australia (at the rate of 4,000 per week)

Should You Let a Selling Agent Bid For You at Auction?

When Your Australian Property Buyers Agents was bidding for a client at auction in the Melbourne suburb of Kew the auctioneer was holding court and three of his colleagues were placed among the bidders to assist buyers in attendance, as often happens.

From the buyers perspective is this a good or bad thing?

Should a Buyer take advice from a selling agent? Hopefully the auctioneer can answer all relevant questions prior to the auction commencing. In an ideal world Buyers should be able to bid in an open and transparent auction process.

In actual fact what happened was that all of the selling agents isolated the Buyers who were bidding and urged them to bid higher and higher as the auction progressed.

Despite the selling agents’ best efforts, two Buyers knew they’d reached their limit and withdrew from bidding. The third, a young couple, were then pressured to reconsider their limit multiple times by the oldest and most experienced selling agent in attendance, who happened to be the auctioneer’s father.

As an experienced Buyer’s Agent and licenced real estate agent with over 30 years’ experience, I have placed bids at many of auctions for my clients. I sensed that these young buyers were quite stressed, making hurried calculations, struggling to decide and ultimately bidding as they were pressed to do.

Outbidding me they purchased the property, paying quite a high price for the property and one that we were not prepared to pay on behalf of our clients as independent and professional Buyer’s Agents and having done thorough property research and due diligence.

So Buyers, remember the Selling Agent works for the Seller not for you. The more you pay for the $purchase price, generally the more they get paid and the happier their vendor is, generating more referrals for them. Selling Agents don’t work for or represent you. They don’t care if the bank won’t value the property at the purchase price and you have a lending shortfall. They don’t care if you extend yourselves and can’t go out to dinner or have a holiday once you move in.

Please consider using a reputable, independent Buyers Agent. They should have vast experience in the Real Estate Industry and be a Licenced Real Estate Agent. You pay them for their advice and representation and they have a duty of care to you, not the Vendor/Seller of the property.
